Site 6 is a key part of the Wynyard Quarter Innovation Precinct (WQIP), one of Auckland’s most significant urban regeneration projects. Developed on behalf of Precinct Properties, this large-scale development has transformed former industrial land into a hub for innovation, business, and sustainability.


Site 6 specifically delivers around 5,000 m² of high‑quality office space, designed to accommodate leading commercial tenants while integrating with public spaces, laneways, and parks.


Scope of Work

Livefirm was responsible for:

  • Concrete works & precast concrete installation – Structural concrete placement and coordination.

  • Internal carpentry (base build fit-out) – Steel stud framing, soffits, raised floors, and Level 4 Gib stopping.

  • External carpentry – Installation of weatherproofing elements, decking, and façade details.

  • External Prefabricated Modular Panel Installation – For the first time, Livefirm utilised prefabricated panels at Site 6, enhancing efficiency and installation precision.


Challenges & Achievements


Urban Regeneration & Sustainable Design
Site 6 is part of a larger initiative to create a vibrant, future-focused waterfront precinct, with all buildings designed to meet high sustainability standards, including a 6 Green Star Design rating awarded by the New Zealand Green Building Council. The project is also targeting a 6 Green Star Built rating, reinforcing its commitment to environmental excellence. The development integrates commercial spaces with public infrastructure and open spaces, requiring precise coordination across structural, architectural, and environmental disciplines.


Structural Complexity & Crane Operations
The Site 6 buildings feature a combination of structural steel, precast concrete, and mass timber, incorporating Glue Laminated Timber (GLT) columns and Cross Laminated Timber (CLT) floors. Livefirm’s external prefab modular panel installation and external carpentry required precise sequencing with crane operations for lifting and placing structural elements.


First-Time Use of Prefabricated Modular Panel Installation
Hawkins, in collaboration with Livefirm, has initiated the introduction of prefabricated modular panel installation at Site 6 — a first-time implementation for the company. This method improved efficiency, reduced on-site construction time, and enhanced installation accuracy, aligning with WQIP’s emphasis on modern, sustainable construction techniques.


A High-Profile Commercial Development
Site 6 is designed as a modern, sustainable workspace, supporting major commercial tenants, including Beca, within Auckland’s growing business and innovation hub.
