CLIENT:

Kalmar Construction Ltd

LOCATION:

158 Onehunga Mall, Onehunga, Auckland

PROJECT VALUE:

Carpentry Works: $ 2.6 million

The development features an eight-storey building with two levels of car parking, 102 apartments spread across six levels, and two retail units on the ground floor. Apartment layouts comprise of both one- and two-bedroom options, designed to provide comfortable and modern living spaces.

LIVEFIRM served as the carpentry subcontractor for this multi-unit residential development, focusing on specific elements of the build. The scope of work included the framing of the podium parapets, external wall framing, balcony soffits, the lift over-run, roof access hatch, street canopy, and the installation of all doorsets throughout the building.

LIVEFIRM showcased its expertise and adaptability through meticulous quality assurance and innovative methods. The project required comprehensive QA processes to meet council inspection requirements which then allowed streamlined handover’s to the following-on trades. These ensured that every stage of construction met stringent quality standards.

Safety was prioritised through proactive measures, including daily prestart meetings, weekly toolbox talks, and regular safety inspections. These initiatives reinforced LIVEFIRM’s commitment to maintaining a safe and efficient work environment throughout the project.

LIVEFIRM overcame multiple challenges with strategic foresight and expertise.

During a period of timber shortages, LIVEFIRM proactively secured necessary materials well in advance, coordinating closely with suppliers to ensure on-time deliveries. This approach mitigated supply chain disruptions and allowed the project to stay on schedule.

Site constraints presented additional technical difficulties, particularly the integration of multiple cladding systems. Each cladding type required precise planning to determine the appropriate framing construction. LIVEFIRM’s attention to detail ensured seamless implementation across all systems.

Seasonal challenges, including working through winter, necessitated innovative solutions to maintain dry conditions for internal works. LIVEFIRM adopted a staged approach, completing framing, rigid air barrier’s, and building wrap floor by floor, effectively sealing each level to prevent water ingress.

LIVEFIRM’s unwavering focus on safety, resource management, and quality contributed significantly to the project’s success. The main contractor recognised our commitment to safety through multiple awards presented during weekly toolbox meetings, underscoring our dedication to workforce well-being.

By allocating sufficient resources and efficiently managing manpower, LIVEFIRM adhered to the project’s timeline without compromising quality. This proactive and solution-oriented approach ensured the timely completion of works while meeting the client’s expectations.

LIVEFIRM’s role in this project exemplifies its ability to deliver high-quality results, even under challenging conditions, while upholding safety and efficiency as core principles.

"LIVEFIRM were an integral part of the success of the recently completed Engineering School for Auckland University. LIVEFIRM carried out both the concrete and carpentry packages. I would describe LIVEFIRM as a professional, user-friendly sub-contractor, with senior management both visible and actively involved with supporting their site teams. Overall a well-resourced sub-contractor who looks to continually improve especially in the Health & Safety space.”
